How to lower your water bill

You can take actions now to lower your water bill next year.

Your monthly water bill actually contains two bills. A “water” fee is charged for the volume of water that flows into your home as measured by your water meter.  A separate “sewer” fee is charged for the estimated volume of water that goes down your drains.

Although one could normally assume the amount of water coming out of your water taps would be the same amount of water that goes down your drains, in The Woodlands, a significant amount of water is used for things like irrigation and pools.  This water does not go into the sewer treatment system.

To account for this difference, the MUDs estimate the sewer volume billed to you throughout the year from the average of your winter meter readings. Their policy states that the “maximum sewer volume per billing period shall be based on the average water used during the winter periods of December, January and February.” 

Therefore, by shutting off irrigation systems and taking other steps to limit your water usage in winter months, you can establish the maximum sewer volume for which you will be billed for the remainder of the year.

Safety Message - Please lock your vehicles

The Montgomery County Sheriff’s Office – District 6, Lt. David Dottei wanted everyone to be aware that over the last three months there has been a 65%  increase in UNLOCKED vehicles (77%) vs. Forced Entry (23%) – Burglary of Motor Vehicle, in driveways and parking lots in The Woodlands.

Also, of note the Lieutenant has advised that out of these vehicles (that are burglarized) that 4 to 5 times a week guns are being taken from these vehicles. Please, if you have a gun DO NOT STORE IT IN YOUR VEHICLE. This is of great concern to our deputies and is a safety hazard.

In all cases, the burglar is seeing something they want out of a vehicle.

LOCK YOUR CAR – PUT IT IN YOUR GARAGE – TAKE ITEMS OUT OF YOUR CAR.

Vacation Watch

If you are travelling during the holidays, remember the vacation watch service is available through the Montgomery County Sheriff’s office.  The vacation watch program is free of charge and officers will check on the status of your home while you are away.  The program is available for occupied homes which are not currently being marketed for rent or sale. The request must be for a minumum of 2 days to a maximum of 30 days.  To request a vacation watch, complete the form found here.  

Water Wise Challenge Starts

Save water

Help your local village earn cash for their scholarship funds by simply pledging to turn off your sprinkler system for the winter (October 15 - April 15).  The village earns one point for each pledge, and the village with the most points receives a cash award.  You can pledge as early as August 15 and as late as April 15, but additional points are awarded for early pledges. Pledge between now and 31st and we get 2 points. Pledge between January 1 and April 15 and we get 1 point.  Only one pledge per household. You also do not need to have an automated sprinkler system to take the pledge.  Simply pledge to not water your lawn during the challenge duration.

Notice to title and mortgage companies - HOA information and fees

We often receive requests for HOA (Home Owners Association) information and fees on properties located within Panther Creek Village. Please note that Panther Creek Village Association (PCVA) is NOT an HOA and does not assess or levy any fees on property owners nor collects any fees from residents. PCVA is a volunteer based 501(c)4 civic organization. The primary Woodlands HOAs were dissolved and merged into The Woodlands Township, a special district, and the HOA fees were replaced by an ad velorem property tax imposed by The Woodlands Township. Individual properties may still be part of private neighborhood HOAs, but PCVA has no records or knowledge of these individual HOAs.
